-Run comps or have a realtor provide you with mls supported sales for the closest
“as-is” values to the subject property (we are not looking for the fully renovated ARV)

Timeline:

Seller must be flexible and okay with closing between 40-60 days if needed

Motivation:

Why is the seller ready to sell now and why are they not willing to do everything themselves and list with a realtor? Why are they looking for help or convenience?

Condition:

Property has to be in livable condition, it does not by any means have to be perfect.. but if the sellers are asking or need a higher price than what an investor could normally pay, then we have to make sure that a Conventional or FHA buyer who is getting a lender involved will be able to purchase the property. The nicer the property the better.
